Someday Starts Today
Foundation
- Draintile
3" perforated draintile in sock around the exterior and interior perimeter to insure a dry basement. - Basement Walls
Our basement contractor uses metal forms that creates a much smoother wall surface along with 6 horizontal rows of #4 steel and #4 steel 2' on centers vertically. These metal forms will also provide you 3" more in height than the old traditional forms. Photo - Damproofing
Damproofing is used to ensure a dry and worry free basement, far exceeding current market standards. Our method is backed with a 10 year manufacturer warranty and comes standard on every home. - Daylight Window
If daylight windows are used we add an airway drain going to the sump in a pvc line in the bottom of the daylight window with a concrete bottom vs. using sand creating messy surroundings.
Exterior
- Flatwork
Randy Dean Construction uses 3500 psi fibermesh concrete in all exterior flatwork. It uniformly distributes multi-dimensionally throughout the concrete mixture, unlike wiremesh which sits at the bottom. The extremely high number of fibers in the fresh concrete matrix provides a high degree of secondary reinforcement. This reduces the formation of all types of early cracking, and protects the concrete during early stages of curing. City mix concrete is standard for all approaches. Photo - Driveway
To help any driveway settlement the driveway is set on a supported stem wall to help eliminate any settlement of the driveway. - Roofing
Our roof "W" valley's are bronze baked enamel finish to blend with the roof vs. the galvanized that tends to rust over time. In addition, bronze roof vents are used to match. Photo - Ventilation
Extra measure is taken to ensure that your new home is as energy efficient as possible. Our concerns for energy efficiency is evident in every aspect of your new home. A properly vented attic reduces heat buildup in the attic allowing your home to stay cooler and reduces the cost of air conditioning. We use a sophisticated network of soffit and roof vents not visible from the street to regulate the attic temperature. - Guttering
Custom full seamless enamel guttering. - Hardiboard concrete siding, 50 year warranty
Framing
- Trusses
Our floor and roof trusses are engineered to ensure structural integrity, in a manner which allows larger rooms with quieter floors. Photo - Vaults & Ledges
Many of our homes come with vaults and plant ledges, to provide a feeling of spaciousness. Photo - Sub-flooring
3/4 sub-flooring is nailed and glued to prevent floor squeaks. - Boxing
Our use of oriental strand board (OSB) to encase the entire house increases the strength of the exterior walls. This OSB shell exceeds currentmarket standards. Photo - Bracing
RDC exceeds code on all sheer panel bracing. Photo - Support
Engineered trusses or microlam are used above the overhead garage door openings to prevent sagging. - Weatherproofing
Prior to finishing the exterior, we felt the corners of all our homes. This extra step increases draft protection and gives additional protection against water penetration. - Windows
MilGard Lifetime warranty with Low-E efficiency glass.
Involvement
- Walk-Through
A walk-through with the subcontractor provides better customer understanding of the placement of heat registers, plumbing fixtures, electrical outlets, phone jacks, and cable outlets. - Trim
Walk-through with the trim carpenter to customize any special details and define kitchen and bath cabinet design as well as closet layout. - Value
When you add it all up, the Dean Team delivers value and customer satisfaction. This explains why year after year Randy Dean Custom Homes continues to have outstanding value, which adds to the quick resale of your home in the future. Photo - Warranty
RDC provides an in-house warranty program so you can receive the same quality of workmanship after closing as you did during the construction of your new home.

Brass ball valve fittings are used to prevent corroding and for ease of shutting off with confidence. These fittings are at main water shut off, water heater inlet, washer hot & cold single shut off, exterior hose bibs, and the ice maker hookup line. - Prevention
A sewer backflow valve is installed to prevent any sewage backing up in your basement. Photo - Basement Rough-In
Every basement is rough-in plumbed with waste and vent for present or future bathroom finish. - Water Supply
Individual water shut offs at all water sources. Photo - Convenience
Recessed icemaker line hookup is another standard feature. - W/D Hookups
